luxury.host is software that runs the day-to-day operations of a short-term rental: answering guests, scheduling turnovers, issuing door codes, pricing, and the paperwork around a stay. It is built and operated by a Slovak company that runs its own rental portfolio on it.

Who we are

Flats Bratislava s. r. o. is a limited liability company registered in Slovakia, incorporated on 11 March 2026 and entered in the Commercial Register of the City Court Bratislava III (section Sro, insert no. 197380/B). Our registered scope of business includes computer services and data processing, and the rental and management of property.

We are a small team. We operate short-term rentals ourselves, which is where this software came from: we built it to run our own flats before offering it to anyone else.

How the business works

luxury.host is in private beta. Access is by application and granted at our discretion.
The beta is free for its whole duration. We collect no payment details and there is nothing to cancel.
We onboard each host personally. That is why the cohort is small and why we read every application ourselves.
Two ways to run it. luxury.host sits on top of the property management system or channel manager you already use. If you do not have one, or you are juggling several disconnected tools, we supply and configure one for you.
After the beta, hosts who joined during it keep a founding rate. We will publish pricing before anyone is asked to pay anything.

What we are not

luxury.host is an independent product. It is not affiliated with, associated with, authorised by, endorsed by, or in any way officially connected to Airbnb, Inc., Booking.com, VRBO/Expedia Group, or any other booking platform or property management system. We name those platforms only to describe what our software works with. All product and company names are the trademarks of their respective owners.

We will never ask you for your Airbnb, Booking.com or VRBO password, or for payment card details. No page on this site requests them.
